Roxbury Township Named One of The 100 Best Communities

The 100 Best Communities for Young People presented by ING is an annual competition, now in its sixth cycle, that rewards and recognizes communities making extraordinary efforts to reduce dropout rates and provide outstanding services and supports to their youth.  These communities have demonstrated a significant and lasting commitment to their youth for which they deserve to be recognized and commended. Roxbury Township is the ONLY community in New Jersey to receive this award.  Through this program Roxbury was awarded a grant of$2,500 to be used to fund local programs for its youth.  Congratulations to a great community!

Kiliszek has been with RE/MAX for eight years. He specializes in residential real estate, particularly single family and town homes. He serves Morris County including the townships of Randolph, Denville, Morris Plains, Morristown and Rockaway.

Bulk Sales Changes

New Jersey's Bulk Sale Act Revised.

On September 14, 2011, Governor Christie signed A2748 into law which modifies N.J.S.A. 54:50-38. Under the modified statute the sale of one or two family homes, condominium units or cooperative apartments will not be subject to the NJ Bulk Sale reporting requirements if the seller meets certain requirements.  This exemption includes "seasonal rental properties" defined as property rented for less than 125 consecutive days for residential purposes by a person having a permanent place of residence other than the rental property.  The new law is retroactive to August 1, 2007, resulting in qualifying sales from that date forward not being subject to bulk sale reporting requirements.

Close by Sept. 30 to Receive Homebuyer Tax Credit
U.S. homebuyers who are eligible for a Homebuyer Tax Credit have until Sept. 30 to close the transaction and receive the credit.

Congress has extended the closing deadline, which had been June 30, by three months. The action affects an estimated 180,000 homebuyers who, because of circumstances beyond their control, had been unable to close on their purchase by the original deadline.

One factor in the backlog is that many of these transactions are Short Sales that often require extended time to complete.
